1. Is Morningside a Senior Rental Community?
No, Morningside is a Life Plan Community.
2. What is a Life Plan Community?
As a Life Plan Community (sometimes referred to as a Continuing Care Retirement Community or CCRC), Morningside is more than just a place to live. Leading Life Plan Communities combine the comforts of a well-designed home with the convenience of life-enhancing services, attractive amenities and convenient access to the adjacent health center for assisted living, memory care, and long-term care in a skilled nursing center, if ever needed.
3. Are Life Plan Communities expensive?
When you compare the cost and burden of maintaining your current home against the cost and ease of life at Morningside, you may be pleasantly surprised by the affordability of living in a Life Plan Community – along with the tax benefits it may provide (consult your tax advisor for details). Most importantly, if your health needs change, we provide residents with preferred access to long-term care at the adjacent health center, and with a Type A contract, cost savings can be significant compared to standalone skilled nursing and assisted living care.
4. What is a Type A contract?
Morningside’s Type A contract means that, after your one-time entrance fee is paid, your predictable monthly fee covers practically everything else you need for a worry-free retirement.

5. What is an entrance fee?
This is a one-time fee, highly repayable to you or your estate if you leave Morningside. The entrance fee guarantees you a residence at the community and preferred access to long-term care at the adjacent health center. The amount of the fee depends on single or double occupancy and the residence you choose.
6. What does my monthly fee cover at Morningside?
Your monthly fee covers our unique lifestyle advantages and community services, making the Type A contract an exceptional value. The monthly fee covers a host of services and amenities including:
- Maintenance-free living with no home or yard upkeep
- Wellness and fitness programs, social and cultural events, recreation and entertainment
- Multi-venue restaurant-style dining
- Biweekly housekeeping
- Basic utilities in your residence, including heat, air conditioning, electricity, gas and water, with EV charging available for a surcharge
7. Does the Type A contract make sense for a couple?
Yes. If one partner ever needs additional care in the adjacent health center, couples enjoy the assurance of remaining nearby, interacting conveniently and as often as they like.
8. Is there a minimum age requirement for residents of senior living Life Plan Communities?
Yes. Most senior living Life Plan Communities are age restricted. Morningside requires that residents are at least 60 years of age.
9. What levels of care does Morningside offer?
Residential living is offered at Morningside, with convenient access to the adjacent health center for assisted living, memory care, and long-term care in a skilled nursing center, if ever needed.
